Smooth river rock borders help suggest spaces while providing that all important moment of Zen. Where will you spend your day? Lounging around with a good book in the cabanas, catching some desert rays in the pool, admiring the views from the secluded trio of hammocks, or enjoying the shady swinging chairs of the “Suspended Living Room.” A grill, outdoor sink, shower and tub mean you’ll almost never have to go inside! Solar lights keep the fun outside even after the sunsets so you can cozy up by one of our fire pits for s’mores and stargazing. POOL & SPA If you wish to heat the pool, there are additional charges dictated by the seasonal high cost of fuel/energy in the high desert. Please inquire in advance as the pool may take a full day to fully heat. We will have it heated upon your arrival. The SPA is always heated up to 104F and incurs no extra charges to be kept on. FEATURES: This is a Smart Home equipped with e-locks, Smart LG TV 60” TV, (Netflix, HBO, NFL Sports Package), solar powered outdoor lights, and fastest wifi in the area (15mbps). There is a workspace and a printer is available. The kitchen and bathrooms are fully equipped with all of your cooking and travel necessities.

VENDORS: Please note that pool & spa service is every Tuesday and Friday between 11am-3pm. They will not enter the home but need to access the backyard. FAMILY & PETS: We are family and dog friendly! Children 2 years old and above must be included as part of the total guest count. Please send us your dog's breed and age for consideration. We will request a $75 cleaning & companion fee per pet and ask you to agree to the pet rules. Please see our House Rules for more information. EXTRA GUESTS: Guest count must be the same as on the reservation. Keep in mind there is an added $35/night Usage & Amenity fee (plus booking fees & taxes) per guest over the 4th to cover extra cleaning and amenity usage. Any day guests must be approved prior to arrival. Day guests must leave by 10pm. Children are considered as part of the total guest count. PLEASE BE RESPECTFUL OF OUR NEIGHBORS! Follow our Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours may result in cancellation of your reservation without refund. RESPECT: There are strict county ordinances regarding excessive noise and light pollution after 10pm. Please respect our neighbors, and refrain from loud noises and outdoor music by 9pm. Home is equipped with a decibel monitoring sensor located inside and outside of the home to ensure that neighborhood noise levels are respected. Removing the decibel monitor will result in a full security deposit loss. Sink into the sounds of desert solitude, quiet nights and quiet stars... CHERISH: Some of the things visitors to the high desert cherish the most are clean air, mesmerizing night skies and the abundance of wildlife and fauna. Cigarette butts, trash and food left on the ground can hurt our precious ecosystem. 150 acres burned down the road because of one cigarette. CLEANING: Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason we aren’t able to offer early check-ins or late check-outs. Thank you for understanding! PHOTOSHOOTS & VIDEOS: If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. If approved, we have an additional fee for licensing and usage. WILDLIFE: You’re surely guaranteed to encounter wildlife on your stay including families of Quail, rare Albino lizards, insects, snakes, squirrels and the endangered kangaroo mice. NO SMOKING: No smoking or burning candles. This is a non-smoking home. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline. POOL & HOT TUB DETAILS: Please note that pool heating is not included in the rental rate. Due to a 60% rise in propane costs this year and the size of our 8-foot-deep pool, the actual energy cost to heat it to 85°F is $350 for the first 48 hours, and $150 per additional 24-hour period. These rates reflect current propane prices and we do not profit from this charge. This pricing is valid through the end of June. This fee covers the full duration from when the heater is turned on until it’s turned off. Since it takes several hours to fully heat, we’re happy to coordinate a start time that best suits your plans. A minimum 48-hour heating period is required if you’d like to add this service. As a bonus, we offer a 7-person hot tub and hot tub heating is always included at no extra charge! Home is equipped with a decibel monitoring sensor located inside and outside of the home to ensure that neighborhood noise levels are respected. Removing the decibel monitor will result in a full security deposit loss. DEPOSIT OR WAIVER: Our bookings are protected by TRUVI, our trust and safety partner. Guests must verify themselves through TRUVI, after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be asked to put down a refundable $500 deposit (minus a $15 processing fee) or a non-refundable $35 damage waiver that covers any damage up to $500. Guests will be contacted directly by TRUVI, via text with a URL link to start the verification process. EV CHARGER: There is an EV charger on the left side of the home when facing the front entrance. There is also a public EV charging station nearby at Joshua Tree Distillery, which allows charging for up to 2 hours per day. LACK OF CELLULAR COVERAGE: You will notice that cell service is hard to come by in our secluded desert setting. Don't worry—consider it an invitation to unplug and fully immerse yourself in the natural beauty around you. We recommend planning ahead to make the most of this serene escape from the digital world. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein. [Priority] DEPOSIT OR WAIVER: Our bookings are protected by TRUVI, our trust and safety partner. Guests must submit a deposit or waiver through TRUVI after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be asked to put down a refundable deposit (minus a processing fee) or a non-refundable damage waiver. Guests will be contacted directly by TRUVI via text with a URL link to start the verification process. Check-in information will be provided after verification is complete. Guests who book may also be required to agree to our House Rules or Terms & Conditions. CHECK-IN FORM: Prior to receiving check-in instructions, guests will be required to complete a Check-in Form with our standard Rental Agreement terms and conditions, which reflects our House Rules. For verification purposes, a copy of your photo ID will be requested and must match the name of the credit card on file. For a seamless check-in, please make sure all your payments are completed before check-in. [General] 1. NO EXTRA GUESTS. You may not exceed the number of guests than what's on the reservation at any time without prior approval. No additional guests are allowed to ENTER the property at any time. You must get approval if you wish to have any visitors that are not on the reservation. We may ask you to send a list of names of everyone that will be joining on the reservation. There is an added $35/night per guest after the 4th guest to cover extra cleaning and amenity usage. Any day guests must be approved prior to arrival. Day guests must leave by 10pm. 2. NO EARLY CHECK-IN OR LATE CHECK-OUT. Check-in is 4pm - 9pm. Check-out is by 11am. Unfortunately, we aren’t able to accommodate any early check-in or late check-out requests due to the enhanced cleaning regimen required to properly clean and sanitize the home according to CDC protocols for your health and safety. 3. DOGS ARE ACCEPTED ON A CASE BY CASE BASIS. Please send us the breed and age for consideration. We will ask you to agree to pet rules before booking and will request a $75 cleaning & companion fee per dog. This is strictly monitored at check-in. Guests will be asked to leave without refund if they do not get approval before bringing a pet. 4. NO SMOKING OR BURNING CANDLES. This is a non-smoking home. Coyote Trail 6. Keep doors closed AT ALL TIMES. There are many creatures in the desert, including mice and rats, that can easily enter the home if doors are open and cause infestation and damage. Please be responsible and keep all doors closed (front door, sliding door, and garage). 7. No professional photoshoots or video shoots without prior approval. If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage. Unauthorized use of the rental property's name, address or images (interior, exterior, or property surroundings) for any commercial, business, sales, or promotional use in any print or electronic media is unlawful and will be pursued to the full extent of the law. 8. No special events such as parties or weddings are allowed without prior written approval. 9. Guests shall allow access to property management vendors or workers during their stay for landscaping, pool/hot tub maintenance, trash removal, any necessary repairs and inspection of premises. 10. No glitter or confetti allowed. Please remove all decorations, if any, by check-out time at 11am on day of checkout. 11. No glass is allowed near the pool and hot tub area. All food and drinks must be served in plastic containers and dishes. 12. HOT TUB & POOL: There is no lifeguard on duty. You swim at your own risk. People can drown or be severely injured by improper use of the hot tub or pool. Guests agree to assume full responsibility of themselves and their guests or invitees and hold the hosts, homeowners, agents, property managers, and any successors harmless of any and all liabilities or claims for their use of the hot tub and pool. Guests must follow safe practices and rules including: - No diving - No intoxicated persons may use hot tub or pool - No use of hot tub or pool alone - Shower or rinse feet before entering pool or hot tub - NO DRINKS in hot tub If you spill anything in the hot tub or if there is any substance that requires us to drain the hot tub, this will incur a $250 surcharge to cover labor, water to refill, electricity to reheat, and spa specialist for ph balancing. Neighborhood

Half of the property is gated and very private while the other half is open wild desert. Right out your door you will be surrounded by Cooper mountains. The dirt roads and trails, in our neighborhood Monument Manor, are ideal for long scenic safe walks. You may hear horses while staying at the property from a near by horse rescue ranch. At night while tucked in bed listen to the yelping coyotes. Monument Manor is the closest neighborhood to Joshua Tree’s Park entrance and it’s at the highest elevation in Joshua Tree.
