This bright home sports an open concept living space and views of the mountains out of the windows. Our open-concept floor plan allows for conversations to flow freely from the living room and kitchen to the outdoor patio. Inside, bright tones, natural materials and modern charm await. LOCATION: ★ Peaceful neighborhood with easy access to Boise attractions. ★ Close to shops, restaurants & major roads ★ 10 min to downtown Boise SLEEPING: With 3 beds and 2 baths, there’s plenty of space for your family and friends. Bedroom 1 — King size bed with private en-suite bathroom. Bedroom 2 — Queen size bed. Bedroom 3 — Queen size bed. KITCHEN: ★ Fully equipped with Keurig & drip coffee maker (Peet’s coffee provided). ★ Baking sheets, blender, toaster, kettle, wine glasses & more. ★ LG appliances including oven, microwave, fridge, and dishwasher BATHROOMS: Fully stocked with all of your travel necessities: shampoo, conditioner, body wash, and hairdryers in both bathrooms. FEATURES: This is a Smart Home equipped with e-locks for self check-in, hi-speed wifi (2GB download speed), LG Smart TV's with streaming, outdoor space, and washer/dryer. Detergent, dryer sheets, and softener provided.

Other Details to Note

GUEST COUNT: Guest count must be the same as on the reservation. Children 2 years and up are considered as part of the total guest count. Most hosts set their nightly rates based on the total guest count. Instead, we set a lower base rate for up to 4 guests with an added $15/night Usage & Amenity fee (plus booking fees & taxes) for every extra guest. This allows us to accommodate smaller sized groups with affordable rates and honor our standard nightly rate for groups of 6. FAMILY: We are family friendly! Children 2 years old and above must be included as part of the total guest count. Please note that the house is NOT childproof (ie no outlet protectors, corner protectors, etc). But infants are allowed if the guests take full responsibility for them. Please see our House Rules for more information. VERIFICATION: Our bookings are protected by TRUVI, our trust and safety partner. Guests must verify themselves through TRUVI after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be contacted directly by TRUVI via text with a URL link to start the verification process. PLEASE READ & AGREE TO HOUSE RULES BEFORE MAKING A BOOKING.

House Rules

PLEASE REVIEW ALL OF THE HOUSE RULES BEFORE BOOKING. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein. [Priority] DEPOSIT OR WAIVER: Our bookings are protected by TRUVI, our trust and safety partner. Guests will be asked to verify themselves, which takes less than a minute. Check-in information will be provided after TRUVI verification is complete. [General] 1. NO EXTRA GUESTS. Please note that there is an added $15/night usage & amenity fee for each guest over the 4th. You may not exceed the number of guests than what's on the reservation at any time without prior approval. No additional guests are allowed to ENTER the property at any time. You must get approval if you wish to have any visitors that are not on the reservation. Failure to follow this rule will result in immediate cancellation without refund. 2. CHECK-IN / CHECK-OUT. Check-in is 4pm. Check-out is by 11am. Unfortunately, we can't always guarantee early check-in or late check-out requests, but feel free to ask! If we can, we will try. 3. PETS: We understand that you may love to travel with your pets but we unfortunately do NOT allow pets on the property and this is closely monitoring at checkin. Thank you for understanding. 4. NO SMOKING OR BURNING CANDLES. This is a non-smoking home. There will be a $250 charge for anyone not honoring this guideline. 5. QUIET HOURS: Please be respectful of our neighbors! Follow our Good Neighbor Policy of NO outside noise after 10pm and before 7am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after may result in cancellation of your reservation without refund. 6. PHOTOSHOOTS: No professional photoshoots or video shoots without prior approval. If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage. Unauthorized use of the rental property's name, address or images (interior, exterior, or property surroundings) for any commercial, business, sales, or promotional use in any print or electronic media is unlawful and will be pursued to the full extent of the law. 7. PARTIES: No special events such as parties or weddings are allowed without prior written approval. Charges may apply. Please inquire for more details. 8. VENDORS: Guests shall allow access to property management vendors or workers during their stay for landscaping, maintenance, trash removal, any necessary repairs and inspection of premises. We will always notify you beforehand. 9. EXCESS MESS: No glitter or confetti allowed. Please remove all decorations, if any, by check-out time. Please clean up after yourself. Excessive mess is a $500 cleaning charge. Thank you in advance for treating the home as if it were your own. :) 10. WIFI: Illegal or abusive use of the internet is strictly prohibited. We have fast WiFi but we cannot always guarantee connectivity due to factors outside of our control like outages, neighborhood bandwidth usage, or due to the WiFi provider. 11. RESCHEDULE: We do our best to be helpful when plans change. Please note that reschedule requests will be handled the same as our cancellation policy. Any reschedule requests less than 14 days out will need to cancel and rebook. The canceled reservation will be subject to our cancellation policy. 12. SECURITY CAMERAS: You must acknowledge there is surveillance recording on the property - front entrance. There are no recording devices in the private outdoor spaces or inside of the home. 13. PARKING: Only a maximum of 3 cars are allowed to park in the driveway. 14. ACCIDENTAL DAMAGE: Please be respectful of the space. There is unique furniture and decor throughout the home. We value honesty... and accidents happen! If something breaks, please let us know. If we discover an item is broken, damaged or missing without any prior written notice, we may charge a replacement fee of $100 per item in addition to the actual cost to replace or repair items. If total cost exceeds the deposit amount, we will bill your credit card or collect the funds through the Resolution Center to cover replacement costs of damaged, missing, or broken items. 15. TRAVELER’S INSURANCE: We always encourage guests to purchase traveler’s insurance in case any unforeseen circumstances should arise that are out of our control including sickness, weather, transportation delays, etc. Failure to follow any of the House Rules will be considered a breach of contract, resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought.
