Each site provides its guests ample privacy yet in close enough proximity to each other to enjoy those family and / or friend get togethers and make lasting memories in your own private campground. All of the RV’s are very well equipped, yet extremely hi-tech with three of them running completely "off grid" with the latest in solar technology... You would be hard pressed to find another rental so well appointed with such a small environmental footprint. Other Details to Note

EXTRA GUESTS You may not exceed the number of guests than what's on the reservation at any time without prior approval. No additional guests are allowed to ENTER the property at any time. You must get approval if you wish to have any visitors that are not on the reservation. This is a strict rule with the county. Failure to follow this rule will result in immediate cancellation without refund. . We may ask you to send a list of names of everyone that will be joining on the reservation. There is an added $50/night per guest after the 16th guest to cover extra cleaning and amenity usage. Any day guests must be approved prior to arrival, if guest count exceeds 20 people, this requires additional arrangements per county ordinance. ALL day guests must leave by 10pm. Unlike most RV / Camper rentals in the area which are illegal, JT Village Campground is a legally permitted campground with the county of San Bernardino following all environmental and county rules and regulations. Please no smoking indoors. Outdoors, smok'em if you got'em. Additional firewood, fire starter sticks, and BBQ charcoal is available onsite for purchase if needed. No parties or events. Possible exceptions if we're invited ;) Available for photoshoots. Inquire for prices. The hot tub will be left at 80 degrees. You are welcome to adjust the temperature to your liking if you decide to use. LACK OF CELLULAR COVERAGE: You will notice that cell service is hard to come by in our secluded desert setting. Don't worry—consider it an invitation to unplug and fully immerse yourself in the natural beauty around you. We recommend planning ahead to make the most of this serene escape from the digital world. RV/TRAILER PARKING: RV's and trailers are accepted on a case by case basis. You must get prior approval if you wish to bring an oversized vehicle. Please note we have a parking fee of $150 for each unit for up to 4 nights. And $25/night for every night after. NO TV CHANNELS: Please note that our TV's on RVs& Homes do not have TV channels. House Rules

PLEASE REVIEW ALL OF THE HOUSE RULES BEFORE BOOKING. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein. Now here’s the fun stuff… :) [Priority] VERIFICATION: Bookings are protected by TRUVI. After confirmation, guests must complete identity verification (takes less than a minute) before arrival. Check-in details will be shared after this step. Guests may also need to agree to House Rules or Terms & Conditions. CHECK-IN FORM: Before check-in instructions, guests must fill out a form via our link to help coordinate our ground team. AGREEMENT: Guests may also be required to sign a standard short-term rental agreement prior to arrival. [General] 1. NO EXTRA GUESTS. NO EARLY CHECK-IN OR LATE CHECK-OUT. All requests for an early checkin or late checkout must be approved. Check-in is between 4 pm and 9 pm. Check-out is by 10am. Please understand that we might not be able to accommodate any early check-in or late check-out requests due to the enhanced cleaning regimen required to properly clean and sanitize the home according to CDC protocols for your health and safety. 3. DOGS ARE ACCEPTED ON A CASE BY CASE BASIS. Dogs MUST be approved with your agreement to the pet rules, which we will send to you. Please notify us if you wish to bring any dogs. We will request a $75 cleaning & companion fee per dog. This is strictly monitored at check-in. 4. NO SMOKING OR BURNING CANDLES. This is a non-smoking property. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline. Do NOT leave any cigarette butts on the property. Animals will pick them up and get sick. Thank you for helping keep our campgrounds clean. 5. Please be respectful of our neighbors! Follow our Good Neighbor Policy of NO outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours may result in cancellation of your reservation without refund. 6. Keep doors closed AT ALL TIMES. There are many creatures in the desert, including mice, rats and coyotes, that can easily enter the home if doors are open and cause infestation and damage. Please be responsible and keep all doors closed. 7. No professional photoshoots or video shoots without prior approval. If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage. Unauthorized use of the rental property's name, address or images (interior, exterior, or property surroundings) for any commercial, business, sales, or promotional use in any print or electronic media is unlawful and will be pursued to the full extent of the law. Photos for your personal social media accounts are welcomed! 8. ALL EVENTS MUST BE APPROVED BEFOREHAND. No special events such as parties or weddings are allowed without prior written approval. There may be an event fee added. 9. Guests shall allow access to property management vendors or workers during their stay for landscaping, hot tub maintenance, trash removal, any necessary repairs and inspection of premises. 10. No glitter or confetti allowed. Please remove all decorations, if any, by check-out time at 11am on day of checkout. 11. We are family friendly! No infants are allowed. Children 2 years old and above must be included as part of the total guest count. Please note that the unit is NOT child-proof (ie no outlet protectors, steps, etc). Please see our House Rules for more information. 12. Please clean up after yourself. Excessive mess is a $500 cleaning charge. Thank you in advance for treating the home as if it were your own. :) 13. Illegal or abusive use of the internet is strictly prohibited. Please note the desert is remote and many outside factors can affect WiFi. We cannot guarantee WiFi speeds or connectivity due to outages, neighborhood bandwidth usage, or factors outside of our control due to the WiFi company. 14. Guest acknowledges that the contact number on their profile is good to be a 24/7 point of contact for code enforcement violations. We will call twice if we can’t get through and the guest is required to respond within thirty minutes of our initial call to receive notice of any violation - per county ordinance. Otherwise there is a fine of $1,000 USD that the guest is responsible for (fined by the county.) If guests would prefer or need to provide an alternate number, they must do so before checking in. Any violation of local or county laws that result in any fines will be the sole responsibility of the guest. 15. We do our best to be helpful when plans change. Please note that reschedule requests will be handled the same as our cancellation policy. Any reschedule requests less than 15 days out will need to cancel and rebook. The canceled reservation will be subject to our cancellation policy. 16. You must acknowledge there is surveillance recording on the property monitoring the driveway entrance and corners of property. There are no recording devices inside of the units or towards the outdoor gatherings spaces. 17. Only a maximum of 1 car per 2 guests are allowed to park at the house. Each RV allows 1 small SUV at each RV. 18. Please be respectful of the space. There is unique furniture and decor throughout the home. We value honesty... If something breaks, please let us know. If we discover an item is broken, damaged or missing without any prior written notice, we will charge a replacement fee of $100 per item in addition to the actual cost to replace or repair items. If total cost exceeds the deposit amount, we will bill your credit card or collect the funds through the Resolution Center to cover replacement costs of damaged, missing, or broken items. 19. We always encourage guests to purchase traveler’s insurance in case any unforeseen circumstances should arise that are out of our control. 20. RV/TRAILER PARKING: RV's and trailers are accepted on a case by case basis. You must get prior approval if you wish to bring an oversized vehicle. Please note we have a parking fee of $150 for each unit for up to 4 nights. And $25/night for every night after. Failure to follow any of the House Rules will be considered a breach of contract resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought.
